    The unsecured $500k loan is at 12%. TWELVE PER CENT. That’s 60k per year interest. That indicates an inability to secure a loan from regulated financial lenders. 

    Who puts up 500k unsecured? Family and then forgive the interest is the only thing that comes to mind. Like helping your kid get into their first home.
