Assuming NHC pay out about 70 cents for this last year. I have run the numbers for this current quarter assuming the current trajectory holds.
This is just from 1 quarter. Could be another special dividend of over a $1 for the next HY. If prices hold into early next year there could be another $1 div.
Valuation is still absurd to be honest.
