I've started buying this last week, I'm convinced this high quality growth sell off on rate fears is overdone and hopefully in a year's time this will look like a good long term entry. I can't see rates being able to go much higher than from where they came in 2019. The debt load is that much larger and will be even more disinflationary.
Housing downturn next year? Probably, but REA should ride through fine squeezing agents/vendors agents even more in the downturn for premier listing etc.
Had my eye on this for a while, have I overpaid, probably, but at least 25% less overpaid than the peak. Earnings growth should eventually bail me out regardless. Bullet proof business model and one of those companies an idiot could run, VISA/Mastercard style.
