The beauty of REA's model is it doesn't matter if a listing doesn't sell or lease. The fee has been paid, and the outcome is irrelevant.
Their revenue is driven by transactional volume and increases in the pricing of their products.
Of course market movements influence volumes, but housing market turnover is still at relatively average levels (CoreLogic, Sep 2021).
The stock will inevitably be punished as more doom and gloom property market predictions are publicised, but if volumes are fundamental, a year with less restrictions, and more freedom of movement, present further upside and resilience for this business.
