yes and agents struggling to sell off market will also help (rea mentioned a slice of sales in boom times never reach the website). However, what I was getting at is that after the backlog is cleared, new volumes will likely be down if/when due to poor market conditions. The H2 FY23 could be much softer than the very good listing numbers reported currently on REA.
