Mate I have been discussing this around the traps recently in respect to all comers in the industry. I may be wrong but I think around the $3800-4000 level is when serious reassessments begin in relation to marginal areas.
Given the size of some of these areas throughout the industry, when, not if, the time comes then the re-valuations are going to spectacular.
