Just to clarify my thinking regarding the plant valuation. I estimate a new plant would cost somewhere between $80m and $100m.
The guess of $10 m for the current value is based on a refurb cost of around $15m, such that the total cost of $25m (i.e. $10m estimated 'as is' value + $15m refurb cost) is certainly far more attractive (in my opinion) than having to fork out $80-$100m for a brand new plant.
