I think that the price will move up only when the contract is actually signed. Long term investors in PHK have seen too many chickens counted before they hatched.
Still the paying back of the loan does suggest some upfront cash will be received when the contract is signed. But I want to see it signed, and an upfront payment made, before I get back in.
