To be clear, there should be no such thing as an industry discount rate. The effective interest rate should be a construct of the estimated future cash flows at acquisition date and purchase price (and transaction costs). The EIR is then a mathematical outcome of those (and isn't subsequently changed for the life of the asset(s)). Thus different future cash flow projections (amount or timing) and acquisition price by definition drive different EIRs. Those aspects will not be the same for different company portfolios across the sector thus there can't be a consistent discount rate.
