I agree with this. My investment thesis with this has more of a 2-3 year timeframe. Management acknowledges this themselves with the new park development finishing end of next year at the earliest (I wouldn't be surprised if there are delays with these things- even Movieworld's developments get delayed regularly) and the DA. The edge that retail investors have at the moment is that other investors tend to be more short-term. The value at play is pretty clear, but the path to get there seems too long and too uncertain.

The backstop on the other hand is the land and the cash- especially the implication that they wouldn't have to raise more capital and dilute existing shareholders at the depressed price. This is why if they do decide to do capital returns, I would want them to keep enough money and some, to bridge them to the other side
