madamswer, your relentless negative comments have me wondering if you are a shorter in disguise. It is lazy thinking to claim "RAD’s are a whole lot of future DAP’s paid up front". RAD’s are interest free loans repaid in total when a resident departs. I am sure you know residents have a choice of paying with a RAD or DAP or combination. The amount of RAD contribution does reduce the daily payment by a formula linked to interest rates.

The percentage of residents paying RAD has been very stable in recent years at around 50% (plus or minus a few precent) of total residents. Contrary to the misleading information in the AFR there is no indication this is changing. As I have stated before if residents choose to pay less RAD then the profits of the operators goes up because they get more income.
