The May NTA will include the 4 cents but they will (should) note the effect of the capital return which goes out to shareholders in June.
The current share price is ex-return so, if you are going on last month's (end-April) NTA figure then it would be $1.00. That of course changes at end of May to a new and as yet unknown figure that you will also need to subtract 4 cents from for comparison to NTA.
