Need to factor in capital gains tax and that you would lose the CGT discount as asset held less than 12mths, assuming sale completion before H2 2024.
Calc should be (23 -(Marginal tax rate x 23)/273) x100.
If top marginal tax rate 45%, return is:
(23 - (0.45 x23)/273) x 100
= 4.6%
