Over the long term investors typically come back to higher quality value stocks. SCG’s SP based on land value is around $2.22. While rents and FFO may be lower in the short term, I don’t see a ‘structural’ change for Westfield as I do for say, airlines. And for me, the zombie mall thesis just doesn’t stack up for Westfield’s portfolio in Australia and New Zealand. I’ll be investing more in SCG and holding long term.
