Great addition IMO
Again it shows properties in our portfolio can be sold at NTA and justifies the latest NTA valuation..
The property sold is probably a more inferior property in our property with only 3.5 years WALE and low CAP rate and again we are able to sell it at NTA... I think other properties with long WALE will be able to achieve above NTA..
In the worst case scenario, CLW can always sell some of the properties in its portfolio at NTA to reduce gearing.
Dividend guidance is again maintained.
We have bought a property that's purposely made for the commonwealth government, on a long WALE and high yield. I wouldnt be surprised if after 10 years the lease gets extended again and rent revalued.
Trading at nearly 40% discount to NTA now and close to 7% dividend, it is indeed looking attractive
