Gareth, MA published this last week in case you didn't see it. What they haven't accounted for in the price target is NAV now is $1.74. So at wind up we get that return. Remember AOF has sold $400m of assets and was above book. We now have the highest cap rate in market > 7.0% so why wouldn't one get $1.70+. Lease up 10 Valentine and you add 20-30 cents to NAV and so $2.00.a share.
