This is my Google sheets calculation. By my calculation sum of parts NTA is around 59 cents based on market price of TOT, today's ann and ascribing zero dollar value to funds management business. The TOT distro is a guess, from memory it depended on entitlement take up but I'm not invested in TGP or TOT so didn't check, I just find fascinating to watch.

Today's sale announcement is strange in terms of timing and justification.
