I put this on the DVP site earlier today, so to be balanced as I am an ESS holder also, I repeat.
I am reading everyone getting bogged down in a valuation. If I may be so bold as to offer a comparison to the 'not fair but reasonable' comment.
Has anyone received a DNR(Dept of Natural Resources & Mines) valuation of the value of the land of a dwelling they own or are trying to buy.It is usually appreciably below that what you would have to pay in the market or that what you would accept if you were a seller of the property.
The next question is do you not buy the property because the value attributed to the land (in the sale price) is well above the DNR valuation or do you purchase in expectation of an appreciation in years to come.
