Oh yes I know all about body corp fees and what not. I've talk to heaps of owners about it all the time. Nothing ever is positive when it comes to those talks. But with commercial leases isn't the owner virtually freed from paying such? I was always under the impression that the owner asks for a monthly rent and then the occupier also pays all out goings etc... I suppose it all depends on how the lease contract is written up.

It is always good to have a mate/neighbour that is willing to share the secrets. It is always daunting to jump in without actually experiencing it yourself. Like everything though you do it once and all is sweet after it as you know what to expect and what comes from it all.

Misses and my plan is to just buy a block of units or a couple of houses on decent size land that possibly could be split or developed in the future. Had the opportunity a few months back to get a 6pack unit block for 1.2mill, ended up selling for 1.1m and rental income of 97K a year. Bank wouldn't lend as we are short on the amount of deposit. Was a bugger, would have been a perfect building block of the investment portfolio. 10%+ rental yield, if only it came up later in the year. Oh well, just like life you win some you lose some. Just gotta move on and wait for the next opportunity.
