Why do you think it is a dividend trap? I notice you havent guven any reason for this comment. As I understand it a lot of property REITS are trading below NTA as its a function of valuation which in turn is a function of yield. As interest rates go up the yield has to go up.
Watch BKW having to write down perfectly positioned industrial parks - yet nothing has changed. This asset does pay a distribution and has been affected by the speed of interest rate increase but dies seem to have good assets.
