I agree with you Giga,
My main thoughts were yes even with these trumped up prices and small IRR, that unforeseen construction costs and what other hidden traps lay along the way. Sounds like too much of a close call to go broke on funding. Held this one for way too long and hard to see much upside from here especially when retail are the biggest holders.
