So piecing together what kindly posted here the NWI is not actually 3.0% but is the 41.5% indicated in the announcements and the website.

But thanks to your analysis, Due to operational costs/corporate overheads incurred this results in realized remainder of 3% as you mentioned earlier.
.
I must admit i did notice a increase in corporate expenditure from that a few years ago that was diminishing the earnings and attributed this to investment cost rather than corporate overheads.

Have i got that right.
