    I have to apologise I took NPV as net project value, not net present value.
    therefore

    The final result is that the value of this investment is worth $1196mil today. It means a rational investor would be willing to pay up to $1196mil today. By paying this price, the investor would receive an internal rate of return (IRR) of 8% over 25 years. By paying anything less than $1196 mil, the investor would earn an internal rate of return that’s greater than 8%.
