Firstly, it's about an economic resource; secondly, first to market, eg. offtakes. and; third, speculation on which horse to back, a team of proven miners with the cash needed to get beyond a PFS without a cr OR a crew that will have to go back to the market after some drilling to get money to move forward.
When things are "[m]iles away" is where speccy players salivate and begin building positions, NOT after those miles have been travalled. I believe that is obvious.
