No I hadn't included the oil potential. By the way, you can't value the oil in ground at spot, and I doubt a single well will be able to tap all the reserves. So the value is nowhere near 1.4bn for a single well, but agree there is some potential value there.
General rule of thumb in terms of a risked NAV is $10/barrel for pre-drill, $15 for successful drill, $20 post FID, $30 for developed oil. Obviously once in production, the asset will be valued from a DCF perspective once it starts generating cashflow.
