Given that the only works that would have been done would be some masterplan designs and applications, since AVJ has an in-house team to manage projects, most of this $17.2m would be payments to the landowner. Infrastructure costs include:
- electricity
- stormwater
- sewer
- roads
Anyone that has had a conversation with Morton Bay council would know that the big issue for Caboolture is Sewer as the existing infrastructure limits the ability to roll out projects. Further, given that the project was 3,500 homes I would expect that Council was seeking for AVJ to provide solution/contribute significantly for an upgrade. How many years has this project been in the works for? This should have been picked up in DD before engaging with the landowner and paying all that money. What a disaster and another example of bad management, particularly given they appear to be cash strapped.
Someone head should roll over this. But probably won't given past performance.
