    Firstly you may have noticed that I have no financial knowledge but further to this type of idea...I found another poster with a similar idea on the CNP threads post 3390612
    "Call me naive but I still see value in the underlying assets of this company despite the current market valuation.
    From what I understand, the major problem CNP faces is the short term loans.
    The banks are nervous because of the increasing loan/valuation ratio even thought the debt is being serviced. However, compared to the risk in the rest of their loan book they probably should be less worried.
    Despite this the banks maybe in a position where they will not only get their loans serviced with additional fees/interest paid for refinancing and preceived extra risk, but they may also get equity at a cheap price.
    Thus shareholders face dilution of their equity by the banks (who, we as share holders, probably feel are not taking much of the risk).
    Some questions:
    How much of the debt would need to be refinanced as long term to make the banks as a group less nervous? $1bn? $2bn? $3bn?
    Could willing shareholders purchase some of the debt themselves and convert it to long term? Has this ever been done? (Possibly at face-value or less if the banks are really that nervous. At the lower current interest rates the repurchase of these loans at face-value under same same contract conditions but over a longer term might be considered a good buy).
    There are 1bn shares on issues. How much would it cost per shareholder? for $1bn buyback = $1 per share held.
    What would be the effect on the share price if $1bn of loans were refinanced long term? $2bn? $3bn? $4bn? All the outstanding short term debt?
    Is it worth it for the shareholder?
    My opinion is Yes. Get rid of the short term debt issue and the company can get back to its job of profitably managing shopping centres ( and sorting out the class actions)."

    If CVC wasnt there OCV could have got back to the job of profitably managing accommodation....
