I think the Monk Brewery on the Cafe strip in Freo has closed down. Its was a great spot, but was an outdated style brewer so may have used Covid as a reason to shut shop. I would see this as a nice fit for Gage to open its first venue, considering the origin of Gage Roads.
Secondly, If it is the spot they want it is an excellent choice as it gets huge foot traffic and visibility. You literally cant visit Fremantle without noticing the beer garden that looks onto the strip.
All of this is a guess, but it fits.
