I bought another 1/2 position today at $0.945 Total position now 2.5% of the portfolio. Average net cost price is now around this price. Strong buy support, but there are sellers coming out of the woodwork that are still suppressing the price.
This is I guess the risk: the buyers being uninformed relative to the sellers: This can be real and is a risk, sellers come in many forms (the worst because they know insider knowledge, work in the industry, work in the legals, are in contract renegotiation etc). With a smallish REIT, this risk must always be reflected upon.
But my counterpoint: Yes there is risk, we all know about this by now, but to what extect is that risk OVER QUANTIFiED now. We will only know this later on, as time passes buy.
In the mean time between now and June 25 I will pick up another 4.2c in dividends. If I use these dividends to lower my cost base I am in a lowered cost base of 90c.
A lowered cost base of 90c against NTA of $1.6, I am looking at a whopper of a discount to NTA.
And its not like HCW is excessively leveraged.
I am now moving this to a 'buy'. Let's see HCW share price at 94c + all future accumulated dividends and then see the share price in 2030.
The numbers seem to stack, I think I will make a decent total return over 5yrs.
