So in basic English HMC made a landlords 'contribution' as part of the lease. This is a devious landlord's trick, whereby 'upfront contributions' from the landlord are provided to 'lock in the deal'.
If the tenent over subsequent years want's to reneg on the deal, they not only have to pay the landlord rent, but they also have to payback pro-rata the landlord contribution (claw back provisions that need to be repaid to the landlord for the cost of providing additional landlord support). The pro-rata is expressed in the lease contract as required additional contriubtions to be paid on a diminishing balance for each year of the lease.
Many tenants agree to this as it reduces their 'net fit out cost', but the converse is it does further bind them to the lease with additional payment clauses if they try to get out of the lease.
