Thanks for that update. I suppose when I read what you have there your comment is 100% bad is not quite right. I agree it's not as great as it could have been but until we know some of the variables you mention we can't make too many assumptions as to the overall value of the project. Is it lower - probably. Let's home thru can get some good flow and make it work.
