The difficultly in actually closing the deal implies there is something "unappealing" about the asset. It's one thing to talk about what the oil is "worth" using different index prices BUT ... why do the buyers get shy??? I have to believe there is large uncertainty in the costs of getting the oil (water SWD is a problem once again) or maybe the quality of reservoir. Got to be something.
