    ignore the near term noise/ sentiment . Longer term Old folks will need care and accomodation and even with govt grant cut the sector should rebalance pricing to return reasonable returns. With the development piepline the stock looks incredibly cheap. Bought today at 4.05 and will slowly add if it drops another 20-30% ( in case markets tumble due to Fed rate fears)
