Great reply...humble, unusual for here.
So two things - there's been alot of chat about URW owning Westfield shopping centres in Australia, so that's not as obvious as you say...
Secondly, and the big difference between our REITs and URW, is that they can borrow so much cheaper, and therefore withstand so much more debt, without it being an issue. until there most recent 2% bond sale, they were borrowing well below 2%...
I would hope they can keep borrowing, even if it means paying up, rather than a dilutionary cap raise.
If they do cap raise, i hope they just take a small one, then do another one later when they are de-risked.
