Market is forward looking but their recent performance is poor over last two year so there is no guarantee they are going to do well in future with the debt they have on hand.
Think this way, they performed badly even after foot traffic gone up and even after vacancy rate reduced and rent collection is increased so that says something is wrong to people who invested for short-term and those think of better opportunity in other REIT which is not overly ruled by one investor like this one.... IMO..... !
