    20 years might be a bit too long... will all be shopping online in the metaverse by then. in 2 years' time though, even this time next year, wholeheartedly agree.

    the big catalyst imo is the sale of the US shopping centre portfolio. if done at book value, the stock would really re-rate as institutional investors realise the book value of 125eur backing this stock is absolutely real. Omicron receding means that European operations are de-risked imo, but the market will want to see 2021 results in February as well as better earnings guidance just to make sure.
