The official reason for the SP fall seems to be a reduction in earnings from the acquired Westfield business for FY19. To me it seems to be around timing delays on developments and piecemeal earnings in the previous year. Underlying rental growth seems very strong. Large valuation gap now between market cap and portfolio value - debt.
