    Yes definitely the case . they have said they will pay 5.40euro twice this year (april and july!) on the european shares ie 5.40 x 1.6 to aus dollars and then divide by 20 because they are 1:20 and u get A$0.43.  so if you buy now as far as i can see its cum 43c so if you pay 11.30 you are effectively paying 11.30 minus 43 c which is $10.87.  And if you get 86c for the year thats an 8% dividend yield (may be some withholding tax)  Thats not a bad yield on the best property portfolio in europe. and they say in the recent report "Going forward and rebased for the planned disposals, building on the strengths of its unique platform and portfolio,continued growth of its operations and planned delivery of development projects, URW expects the 2019-2023compound annual growth rate of its AREPS to be between +5% and +7% (ie eps growth).Going forward, the group expects to maintain its dividend at a minimum of €10.80 per stapled share and grow it broadlyin line with the growth in AREPS.   And because this is euro based its a hedge against a falling A$.   obviously an interest rate sensitive stock.
