    No idea. My guess is either:

    1) market didn't like the de-leveraging plan which will cause short-term EPS dilution & increase in WACC (noting cost of debt only 1.5%)

    2) US NOI going backwards?


    Overall I thought it was a decent result, there's a lot of optionality in the sites they own, and I don't believe the world's best shopping centres will be disrupted by online retail, rather the destination centres will continue to evolve and happily co-exist / complement digital retail.
