Item 4 is total nonsense. Items 1-3 make a lot of sense, particularly now that a lot of gas wells in the Cooper basin are starting to decline in production as they come to end of their life cycle, maybe because of item 4. A lot of new wells will be needed to come into production in the coming years to offset this decline otherwise gas prices will stay strong and continue to climb.
