What tax rate did you use? how did you apportion the company overheads into the equation ? Did you use straight line or diminishing value when working out tax liability ? what if an investor can access a full refund through franking credits ?
Do you think taking tax off is the correct way to value an asset ? If you could buy an asset with your tax effectively prepaid by the person selling it do you think this is sensible ? why would you take someone else's future tax liability off the value of an asset you were going to sell - if you were looking to sell it?
Might be worthwhile for looking at cash flow but not how you assess the value of an asset. Would you account for the next owners capital gains tax bill in 10 years if you were selling your house and deduct it off the price ?
