    Thanks, works both way. Those triple net, work well for WPR even if it works against Viva Energy.

    Yes Viva Energy can 'walk away' at the end of the lease, but depending on the rental at that point in time, they also loose both the site and what ever investment they have made, if the site is EBIDA positive, I doubt they will actually move, if negative, then its more difficult to calculate.

    None the less, its not as though its easy to get petrol station sites, which means if Viva forgoes the site, I don't think WPR will have any problem finding another tenant (but maybe not on triple net terms).
