"If it came easy for these companies why haven't they commercialized it previously ?" Question is why do they need to? very few fabs are under 28nm.... only 6 i'm across. Everyone else can stick with good old slow reliable flash...until there is a real need....

Samsung= Already has MRAM, rumors say hard to work with Samsung Execs... think they would make their own. Would be a massive win.
