I agree fully with your first point sir. Although, people say the rocks are "impermeable", it is not. The permeability is very low, so the seeping of water or hydrocarbons is low, but it does pass through rock. The material is nature made, so there will be fissures in the rock due to crust/plate movement.
Lets wait a bit longer. Personally, I think there is a 90% chance that we will hit oil at Z. we were already had that smell in this announcement:
