    Hi simonhhh,

    Thanks for the informative post! One small point: I don't think a discount rate of 8% is appropriate to value AVB as it seems too low, where have you gotten this figure from? I'm guessing this might be the cost of debt for SFR? I believe we should be using a WACC which I would expect to be higher.
