The beautiful thing about this coy is that it really can only go one way over the next decade. We will see a bounce by the years end when our borrowed capital ( notes 11) is re negotiated. I think we are currently paying 6.25% on them. That should come down a percent or 2 which is a big saving on that debt. I’m adding
