    I think there is probably a few things going on at once.
    1) Further progress of strategy.
    2) More attention as company grows in size, shows track record, moves through indices.
    3) COVID-19 Tech Boom.
    4) More Limited choice in AU for 'Tech' related exposure.

    The interesting step for me is to compare Relative Performance vs other Local & Overseas providers.

    Compare the performance with Maquarie Telecom & then with the US listed DataCentre companies.
    NXT & MAQ have outperformed the US listed companies over the last 5 years (different business lifecycle maybe), but a large portion of that outperformance has happened over this calendar year.

    So essentially NXT/MAQ have gone through a large re-rating relative to US/International recently, does that make sense? Was it justified?

    I think the initial benefit with Australia was an immature market with not much competition. Meaning an ability to charge higher margins, is that or will that change?

    If we assume the re-rating is justified, then I expect movement to follow the broader Technology sector.
