You might pay a higher price than the NAV because you believe that the future EARNINGS warrant it. For example, there are companies whose share price (SP) is a large multiple of their NAV, but the SP reflects the earning potential--e.g. banks.
So any share's price will reflect a range of factors, including NAV, earnings, potential earnings, debt levels, risk, etc.
