Been there and Suffered that, my tenants trashed the place threw up on the carpets broke windows and took the bedroom door to put on the roof bars of the car to move their belongings, left trailer loads of crap for me to dispose of, the shower recess covered in black mould rotting food in the cupboards makes you wonder how people can live in such filth. The brother in law was sued by his tenant for $4000 on the grounds the property was not up to scratch, this after the tenant blocked the sewer, holed walls etc and had a dog living inside contrary to the lease. The tribunal awarded $2000 to the tenant and ordered payment in 14 days or a fine of $500 on top of the compensation. I got out of residential property, I believe commercial property is a better proposition.
