    You have factored in negative gearing for the 40% reduction but this doesnt apply to ones primary residence, only to an investment property (as you are probably aware). Hobojo, as I am aware, was refering to the difference between renting and buying a property to live in.

    Im sure Hobojo will clear this up for you.
